HUB Financial Services Compliance Update: GSE Servicing Guidelines

Following Spring 2026 announcements, the HUB Financial Services (HFS) compliance team provided clients with a deeper analysis of the Fannie Mae and Freddie Mac updates to property insurance requirements and condominium project standards. With both Government-Sponsored Enterprises (GSEs) officially incorporating these changes via their August 2026 Guide updates, we are now making these resources available to the industry at large.

Reference documents, organized by property type, are available for download below. They include before/after comparisons, process review checklists by internal function, and a blind spots section covering risks that may not be obvious from a surface read of the revised requirements.

Please note: While these documents contain analysis for both Selling and Servicing Guide updates, the only provisions typically applicable to insurance tracking programs fall under the Servicing Guide updates and these new requirements must be in place on or before January 1, 2027. Submit the form below to request the analysis documents.

What This Means for Insurance Monitoring Programs

Ahead of the January 1st, 2027 deadline, please note a couple of key items:

  • Monitoring Framework Updates – Updated minimum monitoring requirements, including a coverage-decrease decision pathway and written procedures requirement. 
  • Annual Borrower Insurance Reminder – This is a brand-new obligation with no prior equivalent in either GSE’s servicing requirements. Servicers will be required to deliver an annual reminder about maintaining property insurance to borrowers.
